AI-powered property management platform Crib has acquired rent financing startup CirclePe to integrate embedded finance into its ecosystem. The move is designed to make renting more accessible by reducing upfront costs for tenants while enabling property operators to receive payments in advance.
CirclePe, founded by Navan Jaiswal and Ankur Yadav, provides financing for rental deposits and rent payments through NBFC partnerships. The startup raised nearly Rs 7.5 crore in a 2024 pre-seed funding round backed by investors including OTP Ventures, 1947 Rise, iSeed, IIT Delhi, and Venture Catalysts.
Acquisition Targets India’s Rental Deposit Challenge
Crib said high security deposits continue to be one of the biggest barriers for renters, often requiring several months’ rent upfront. By integrating CirclePe’s financing capabilities, the company aims to make zero-deposit rentals more accessible while improving liquidity for landlords and co-living operators.
The combined offering is expected to support India’s expanding co-living, hostel, and paying guest (PG) market by helping tenants move in with lower upfront costs and allowing operators to access working capital more efficiently.
Crib Expands Beyond Property Management
Crib currently serves more than 2,500 property operators and manages rental operations worth over $1 billion, covering tenant onboarding, rent collection, invoicing, renewals, and move-outs. With CirclePe’s addition, the platform is expanding beyond property management into integrated financial services.
According to the company, the acquisition reflects the growing adoption of embedded finance in India’s proptech sector, where technology platforms are increasingly combining operational tools with financial solutions to improve the rental experience.
