Incuspaze has raised Rs 150 crore in a fresh funding round led by Bharat Value Fund, with participation from other financial institutions, as the company accelerates its expansion strategy ahead of its planned initial public offering (IPO) in FY29.

The Gurugram-headquartered company said the newly raised capital will be deployed to expand its presence across India’s major commercial hubs, strengthen its technology infrastructure, and pursue strategic mergers and acquisitions. The funding comes at a time when demand for flexible and managed office spaces continues to rise, driven by Global Capability Centres (GCCs), enterprise clients, and hybrid work models.

The latest investment follows Incuspaze’s recent acquisition of Hyderabad-based flexible workspace provider iKeva, a move that significantly expanded its footprint in southern India while adding enterprise clients and premium office inventory to its portfolio. The acquisition forms part of the company’s broader consolidation strategy in the fast-growing flexible workspace sector.

Founded in 2016 by Sanjay Choudhary, Incuspaze has grown into one of India’s leading managed workspace providers. The company currently operates across multiple cities with a portfolio spanning approximately 4 million square feet, catering to startups, MSMEs, multinational corporations and Global Capability Centres through coworking spaces, managed offices and enterprise workspace solutions.

India’s flexible office market has witnessed strong momentum over the past few years as companies increasingly opt for asset-light, scalable workplace solutions. Enterprises are also shifting towards managed office formats that offer greater operational flexibility, allowing workspace operators like Incuspaze to expand rapidly across key business districts.

The fresh capital also strengthens Incuspaze’s roadmap towards a FY29 IPO. The company had previously announced plans to raise pre-IPO capital as it prepares for a public listing, with the latest funding expected to support both organic growth and inorganic expansion over the next few years.

With fresh funding, an expanding national footprint, and a growing acquisition pipeline, Incuspaze is positioning itself to capitalise on India’s evolving office market while building scale ahead of its planned stock market debut.
